Bond House redevelopment

Early works begin
We are excited that the first stages of our redevelopment project have begun with the realignment of Katie Walsh Avenue. These works will take about five months to complete and will be conducted in two phases.
The work is being phased to reduce impact on operations, access and the local community.
Enhanced plan for better care and community enjoyment
The plan will see the much-loved but very old Bond House replaced with two, three storey care homes, each with three 15 bed apartments, for a total of 90 ensuite bedrooms providing general aged care and additional dementia care, allowing ageing in place for ILU residents and others.
Alongside the new aged care homes, other amenities include:
- Retaining, refurbishing and expanding common spaces including the chapel
- Building new community spaces to provide a library, 15 seat cinema, hairdresser and community lounge
- A new corner store and resident workshop/shed
- A central Village Green with an exercise park, picnic area and playground

3. Disruption to HammondGrove residents will be minimised.

FAQs
Why was a modified Development Application needed if the plan was already approved?
After completing the first two stages – a new carpark and the Harding Cottages – the plan was to build a further two dementia cottages. After a review, it was felt the site would be too crowded and the overall plan would benefit from increased open space and community amenities. A change like this to a DA requires resubmission to Liverpool Council.
Why is Bond House being demolished, and how will residents be impacted?
While Bond House is a much-loved service, it’s easy to see that the building is nearing the end of its life and could detract from the comfort of residents if not replaced. The new care homes are to be purpose-built following the latest evidence-based design. Care will continue in the current Bond House as care homes are completed, allowing us to relocate all residents directly to their new accommodation.
Are there any other redevelopment plans for HammondCare’s Hammondville site?
Stages three and four of the redevelopment plan, described above, are the final two stages and no other redevelopment is planned. After demolition of Bond House, the oldest buildings on the site are The Meadows cottages which were constructed in 1995. However they and other older cottages have undergone significant refurbishment and refreshing in recent years.
What is the small household model and how does it work in a three-storey building?
HammondCare first developed the small household or cottage model of care with The Meadows in 1995. Based on research principles to support better care, we’ve since built similar care homes in numerous regions across three states. The Aged Care Royal Commission reviewed building design and endorsed the small household model as the best approach, a recommendation now backed by the Federal Government. We have successfully applied the small household model to multistorey buildings in Wahroonga and Miranda with great success and look forward to providing this same excellence in care at Hammondville.
